Bathroom installation in Stone, Staffordshire

Stone is a Georgian canal town, and that shows up in the bathrooms. Sash windowed townhouses in the centre sit inside a conservation area, Victorian villas on Stafford Road have generous rooms and original plumbing, and the Walton and Yarnfield estates are modern by comparison.

Older Stone property is the harder work. Thick walls, uneven floors, and rooms converted from bedrooms decades ago mean nothing is square. We measure diagonals and floor levels at survey because a straight run of tiling in a crooked room has to be planned, not improvised.

Stone housing stock

  • Georgian and early Victorian townhouses in the centre, many within the conservation area, with bathrooms formed from former bedrooms.
  • Victorian villas along Stafford Road and Lichfield Street with large bathrooms and original suspended floors.
  • Canal side cottages with low ceilings and very restricted room sizes.
  • Large modern estates at Walton, Yarnfield and Aston with standard family bathroom and ensuite layouts.

What Stone properties throw at a bathroom fit

  1. 1Out of square rooms in older townhouses mean tiling and enclosures need setting out carefully to avoid tapered cuts on show.
  2. 2Uneven and sloping original floors have to be levelled before any tray or tiled floor goes down.
  3. 3Thick solid walls limit where pipework can be chased, so boxing or battening is often the neater answer.
  4. 4Bathrooms converted from bedrooms sit far from the stack, giving long waste runs that need checking for fall.

Access in ST15

  • Central Stone streets have limited and often permit controlled parking, so skips and deliveries need planning ahead.
  • Canal side and High Street properties can involve carrying materials some distance from the nearest loading point.
  • Walton and Yarnfield estate homes generally have driveways and straightforward access.
  • The A34 and M6 J14 keep supplier runs quick, which helps when a survey finds something that changes the specification.

Stone bathroom questions, answered

Our Georgian townhouse bathroom is not square. Does that matter?

It matters for tiling and for enclosures. A shower screen needs plumb and square, so out of true walls either get packed and adjusted or the enclosure is chosen to tolerate it. We measure the room properly at survey so the tile setting out is designed rather than discovered.

Can you fit a bathroom in a conservation area property?

Internal bathroom work is not normally restricted, but anything visible externally, such as an extractor terminal or a new vent, needs consideration. We flag anything that could need consent rather than assuming.

The bathroom is a converted bedroom and drains slowly. Why?

Long waste runs with insufficient fall are the usual cause, along with older pipework that has settled. The fix is re running the waste with a correct fall, and where the route is too long, rethinking the fitting positions.

Do you cover Walton and Yarnfield as well as central Stone?

Yes, both are on our normal route. Modern estate bathrooms there are quicker jobs, and the usual finds are swollen chipboard floors and undersized extraction rather than structural issues.
