Bathroom fitters across Newcastle-under-Lyme
Newcastle-under-Lyme covers a wider spread of property ages than anywhere else on our patch, and the right bathroom answer in Westlands is the wrong one in Cross Heath.
Edwardian villas around The Brampton and Westlands have big rooms, high ceilings and original pipework. The 1960s to 1980s estates at Clayton, Knutton and Cross Heath have small, standardised bathrooms where every millimetre counts. Silverdale and the newer estates bring modern plumbing but tight ensuites.

- Edwardian and interwar villas at Westlands, The Brampton and Poolfields, with large bathrooms and original timber floors.
- Large 1960s to 1980s estates at Clayton, Knutton and Cross Heath, with compact bathrooms and standard 1700mm bath spaces.
- Post war semis around May Bank and Chesterton where a separate WC is still common.
- Newer detached housing at Silverdale and the town fringes, usually with a family bathroom plus a small ensuite.
Access and parking in ST5
- Most Westlands and Clayton properties have a drive or off street space, so a skip can usually sit on site.
- Cross Heath and Knutton terraced rows are tighter, with on street parking only and narrow rear access.
- The A34 and A500 junctions make morning deliveries straightforward if they are booked before the school run.
- Town centre flats near the Guildhall have restricted loading, so drops are planned rather than ad hoc.
Common Newcastle bathroom issues
- 1Large Edwardian bathrooms lose heat badly, so heating and ventilation need sizing properly rather than fitting a token towel rail.
- 2Original tall stacks and long runs in older villas often hide poor falls and historic patch repairs.
- 3Estate bathrooms from the 1960s and 1970s were built around a fixed bath position, and moving it means reworking the waste through a solid floor or joist run.
- 4Small ensuites in newer housing rarely have adequate extraction, which is why the sealant blackens within a couple of years.

Newcastle-under-Lyme bathroom questions, answered
Our Westlands bathroom is huge and freezing. What actually fixes that?
Heat loss in a big older bathroom is a fabric and heating question, not a radiator swap. We size the towel rail or radiator to the room, insulate the floor void where it is accessible during the strip out, and fit a properly rated extractor so warm damp air is removed rather than sitting on cold walls.
Can the bath be moved in a 1970s Clayton estate bathroom?
Sometimes, but the waste dictates it. If the run to the stack cannot keep its fall, the bath stays where it is and the space is gained another way, usually by changing the basin, the WC or the door swing.
Why does the sealant in our Silverdale ensuite keep going black?
Almost always extraction. Small ensuites need a fan with the right rating and a run that actually vents outside, plus an overrun timer. Replacing sealant without fixing airflow just buys a year.
Do you cover Knutton and Cross Heath as well as the town?
Yes. The whole of ST5 is inside our normal weekly route, including the terraced streets in Knutton and Cross Heath where parking and rear access need planning first.
